Free house, ghosts not included in the listing
Cyrus Kriticos hunts ghosts with the help of his psychic assistant Dennis Rafkin, and their team catches a spirit in a junkyard. Cyrus appears to be killed along with several of his men, but the ghost is captured. Cyrus's nephew Arthur, a widower, is told by Cyrus's estate lawyer, Ben Moss, that the mansion is now his. Short on money, Arthur moves in with Kathy and Bobby, his kids, and Maggie, their nanny. Dennis, pretending to be an electrician, joins them. The house is made of glass panels covered in Latin phrases, which Dennis recognizes as protective spells. In the basement he finds twelve captured ghosts in cells, and special glasses that let a wearer see them.

The briefcase of cash
Dennis is still telling Arthur about the ghosts when Moss lifts a briefcase full of cash. That sets off a mechanism: the house locks down and one ghost is let loose. Moss backs away from her and is cut in half by a pair of closing doors. This is the first death in the house, it happens early, and it is worth knowing about before you walk in. Bobby, meanwhile, spots a number of the ghosts, among them his mother Jean, who died from injuries in a house fire. He gets knocked out and is dragged off.
The ghost activist explains the plan, and lies
Kalina Oretzia, a spirit liberator who has been trying to free the ghosts, drives off one that attacks Kathy and Arthur. Kathy disappears while Kalina explains herself. The four adults flee the ghosts into the library, and there Arthur finds out that Jean is one of the captives. Kalina says the house is a machine powered by the ghosts that lets its users see the past, present and future. She adds that a thirteenth ghost, formed from a sacrifice made out of pure love, can shut it down. Arthur concludes that he must die to become that ghost and rescue the children. He and Dennis go into the basement with the glasses to find them. Dennis shuts Arthur behind a glass panel for his safety and a ghost beats him to death.
The uncle is alive and has opinions about the house
Cyrus walks in looking like a ghost, but he faked his death, and Kalina has been his lover and secret partner all along. She lied about the thirteenth ghost, which turns the machine on rather than off. When Kalina objects to putting the children at risk, Cyrus kills her and calls the ghosts to the main hall. Arthur finds them standing around a clockwork device of spinning metal rings, with Kathy and Bobby in the middle. He is about to throw himself into the rings when he realizes Cyrus is alive, and the two men fight.
The ending, explained
Maggie wakes up and disrupts the summoning, which frees the ghosts from Cyrus's control and makes the machine malfunction. The ghosts grab Cyrus and throw him into the rings, which slice him apart. Dennis shows up as a ghost to urge Arthur to rescue his kids. Arthur jumps over the rings to the center and shields Kathy and Bobby as the machine tears itself apart. The glass walls break, the ghosts leave, and Jean gives her family a last smile before she vanishes. The family walks out, and Maggie angrily announces that she quits as nanny. Arthur, Kathy, Bobby and Maggie survive. Cyrus, Kalina, Dennis and Moss do not.
