What actually happens
A postcard with a very clear opinion
Mike Enslin writes books about haunted places, and he does not believe in a single one of them. He is on a book tour in Hermosa Beach, California, when he gets an anonymous postcard of the Dolphin Hotel on Lexington Avenue in New York City, with the message "Don't enter 1408." He takes this as a dare and travels to the hotel to ask for the room. The manager, Gerald Olin, tries to talk him out of it. He explains that in the last 95 years nobody has lasted an hour inside, and the hotel counts 56 deaths. Olin tries again and offers a bribe. Mike only becomes more determined and threatens to take legal action against the hotel, so the staff reluctantly prepare the room.
Reading this instead of watching it is the correct decision. Scaredy Cat makes that decision automatic, for free.
The clock radio plays a love song
Mike describes the room to his recorder as an ordinary place he calls the banality of evil. Then the clock radio starts playing "We've Only Just Begun" and its display changes to a countdown from 60:00. Mike begins seeing the ghosts of earlier victims, along with flashbacks of his dead daughter Katie and his father, who is terminally ill. Every attempt to leave the room fails. He opens his laptop and asks his estranged wife Lily for help. The room then sets off the sprinklers, which short out the laptop, and the laptop works again once the temperature drops below freezing. A double of Mike shows up in a video chat window and urges Lily to come to the hotel.
Mike wakes up, which is a mistake
The flood is the scene to brace for, and it happens in the middle of the movie. The room starts to shake violently, Mike crashes into a framed picture of a ship in a storm, and water pours out of the picture and floods the room. He finds himself back in a surfing accident from before he ever entered the room, and then he is recovering in a hospital, where he makes up with Lily and decides the room was a nightmare. She suggests he write a book about it. At the post office, sending off the manuscript, he spots a construction crew that looks like Dolphin Hotel staff, and they begin tearing down the walls and it becomes clear he never left 1408. Katie's ghost faces him, and once the countdown runs out the room puts itself back together and resets the clock radio to 60:00.
The express checkout is a rope
A voice that sounds like a hotel operator rings the room phone. Mike asks her why he is still alive, and she tells him that guests have free will: he can relive the last hour over and over, or use the hotel's express checkout. A noose appears for that purpose, and Mike refuses it. The voice adds that escaping the room will not mean he leaves it behind. Mike tells them not to send his wife to the room and hangs up, and the phone begins to melt. He then improvises a Molotov cocktail, sets the room on fire and lies down and laughs, pleased to have wrecked it. The hotel is evacuated, and in his office Olin praises Mike for what he did.
The ending, explained
Firefighters rescue Mike from the room, and he makes up with Lily, who is still doubtful about what he says happened to him. She finds a box of Mike's belongings that were saved from 1408, and he takes out the damaged mini-cassette recorder. He fiddles with it until it works again, and they both hear Katie's voice come out of it, which backs up his story. Mike survives, the room is burned and Olin approves.
