What actually happens
Nobody asked Harlow to become trendy
In 1973, Leatherface went on a killing spree, and the sole survivor, Sally Hardesty, gave her statement to the police and never spoke of it again. Half a century on, the young entrepreneurs Melody and Dante bring Melody's sister Lila and Dante's girlfriend Ruth along to the abandoned Texas town of Harlow. They plan to auction off its old properties and turn it into a trendy, gentrified neighborhood. At an old orphanage they find an elderly woman named Ginny still living there. She says she has papers proving she owns it, and an argument starts, interrupted by a silent, towering man who appears from upstairs. Ginny then has a heart attack, and Ruth and the man go with her to the hospital. An investor named Catherine arrives on a large bus with a group of buyers, which keeps Melody and Dante busy. Lila befriends a local mechanic, Richter, and tells him she survived a school shooting and is terrified of guns.
Reading this instead of watching it is the correct decision. Scaredy Cat makes that decision automatic, for free.
An ambulance ride with the wrong passenger
Ginny dies on the way to the hospital. Ruth texts Melody, and then the man goes berserk, murders the officers driving the ambulance and causes a crash. Ruth wakes up and sees that he is Leatherface, and that he is removing Ginny's face so he can wear it as a mask. Ruth radios for help before Leatherface kills her and returns to Harlow. While the auction is under way, Melody reads Ruth's messages and gets ready to go with Lila. Richter hears them discussing Ginny's death and confiscates their keys. He promises to return them once they prove Ginny was rightfully evicted. Melody and Dante go back to the orphanage to look for proof. Elsewhere, Sally, now a battle-hardened Texas Ranger, gets a call saying Leatherface is back and heads to Harlow to investigate.
Nobody checked the bus for exits
At the orphanage, Melody finds the papers and realizes Ginny was wrongfully evicted. Leatherface arrives and attacks Dante, mutilating him, while Melody hides and Leatherface fetches his chainsaw from his bedroom. Night falls and a thunderstorm rolls over Harlow, which sends Catherine and Lila to shelter in the bus with the buyers. Meanwhile Dante staggers out of the orphanage and Richter finds him, but Dante bleeds to death. Richter goes inside and Leatherface kills him. Melody takes the car and bus keys from Richter's body, flees the house and reunites with Lila. They climb onto the bus, and Leatherface follows. This is the scene to brace for: he slaughters everyone on board, Catherine included. Melody and Lila are the ones who escape it.
Sally brings a gun to a rematch
Melody and Lila run into Sally, who locks them in her car and goes into the orphanage to confront Leatherface. She holds him at gunpoint and demands he remember what he did to her and her friends, but he says nothing and walks away. He then attacks the sisters in Sally's car, and Sally shoots him. She gives Melody the keys and goes after him, but he ambushes her and she is fatally injured. Melody hits Leatherface with the car and crashes into a building, trapped but telling Lila to run. Then Leatherface shows up, and Melody tearfully says sorry for what the group did to Ginny. Lila aims at him and finds her gun is empty, so Sally shoots him again before dying and tells Lila not to run, because Leatherface will haunt her the way he haunted Sally. Lila takes Sally's shotgun and chases him into an abandoned building, where he ambushes her. Melody arrives, takes his chainsaw and uppercuts him into a pool, where he sinks.
The ending, explained
Melody and Lila get away, and Lila picks up Sally's hat, wears it, and the sisters start the drive home in the morning. Then Leatherface emerges from the water, still alive. He drags Melody out of the car and uses his chainsaw to take her head off right there in the road. Lila looks on in horror as the self-driving car carries her away from Harlow, and Leatherface dances in the street with the chainsaw and Melody's head. Ruth, Dante, Richter, Catherine and the buyers on the bus are all dead, and so is Sally, which leaves Lila as the only member of the group who survives.
